Heavy oil, rust & hard-water stain treatment

Dedicated chemistry and dwell time for stains a standard wash won't lift on its own.

Heated output that breaks down grease and baked-in petroleum far faster than cold pressure alone.

Per square foot A 400 sq ft driveway works out to roughly $20–$40.

How the ranges resolve. Light traffic film and clean edges land at the bottom of a range; years of oil, heavy staining, and detailed edge work land at the top. We measure, quote in writing, and the written number is what you pay — add-ons included. The minimum service call applies when a job would otherwise price below it.

How it works

Four steps, no surprises

Call or send the form. A photo of the driveway and your car count is usually enough to price it.

STEP 02

Get it in writing

You receive the quoted figure and any add-ons before we schedule — nothing gets added on the day.

STEP 03

We wash

Pre-treat, surface-clean, detail the edges, rinse. Most jobs run 2–3 hours start to finish.

STEP 04

Walk it with us

We walk the slab with you before we pack up. If something got missed, we re-run it then and there.

Questions

Before you book

Why are the prices ranges instead of one number?
Because two 2-car driveways of identical size can take very different amounts of work. A four-year-old slab with light tire film sits at the bottom of the range; a fifteen-year-old slab with oil drips, rust bloom, and a heavily stained apron sits at the top. Publishing a single low number and adjusting on arrival would be the dishonest version of this page.
What does the minimum service call actually mean?
It's the least a visit can cost — $100–$125 — because loading, driving, setting up, and breaking down costs the same whether the slab is 80 sq ft or 400. If your job prices below the minimum, you're charged the minimum, and we'll tell you that up front rather than discovering it on the invoice.
Will you get every stain out?
Most of them, and we'll say so honestly when we can't. Oil that has soaked into unsealed concrete for years can leave a shadow after the surface is clean. If we think a stain will only lighten rather than disappear, you'll hear that during the quote — not after you've paid for a treatment that couldn't deliver.
Do I need to be home?
No, as long as we have access to the driveway and an outdoor water spigot. For interior garage floors we do need access to the garage, and we ask that you clear anything you'd rather not have moved. We work around what stays.
How soon can I drive on it?
Immediately for walking, and within an hour or two for parking once the surface water has run off. In summer heat a driveway is usually dry before we've finished loading the truck.
Do you use my water?
Yes — a standard outdoor spigot. It typically adds a couple of dollars to your water bill for a driveway-sized job. If your spigot pressure is low or unavailable, tell us when you book and we'll plan for it.
